Leak Detection In San Dimas, CA

Hidden leak driving your water bill up? Daley Plumbing locates slab, wall and underground leaks in San Dimas, La Verne and Pomona without unnecessary demolition. Call (949) 355-5640.

Some leaks announce themselves. Most don’t. The expensive ones run quietly inside a wall, under a slab or beneath the yard for months, showing up only as a water bill that keeps creeping upward.

Daley Plumbing locates leaks without demolishing your home to find them, across San Dimas, La Verne, Pomona, Glendora, Claremont and Covina.

Signs you have a hidden leak

  • Water bill rising with no change in usage.
  • The sound of running water when every fixture is off.
  • Warm patches on a floor slab, or a section of floor that’s damp.
  • Cracking, bubbling or discoloured paint and drywall.
  • A musty smell in one room that never quite clears.
  • Grass or shrubs growing noticeably faster in one strip of the yard.
  • Reduced water pressure across the whole house.

A quick check anyone can do: turn off every fixture and appliance, then look at the meter. If the low-flow indicator is still turning, water is going somewhere it shouldn’t.

How we find it

Guessing is what leads to unnecessary demolition. We use several methods depending on what the symptoms point to.

  • Acoustic listening equipment — pressurised leaks make a distinctive sound through pipe, soil and concrete. Ground microphones pick it up and narrow the location to within a small area.
  • Thermal imaging — a hot water leak under a slab shows as a temperature anomaly long before it shows on the surface.
  • Pressure isolation testing — shutting off sections in turn to determine whether the loss is on the hot side, the cold side, or in the irrigation.
  • Tracer gas — for slow leaks that are difficult to hear.
  • Camera inspection — for drain and sewer leaks rather than pressurised supply lines.

Slab leaks

Southern California builds heavily on slab foundations, which means a great deal of supply pipework runs in or under concrete. When one of those lines fails, water has nowhere to go but sideways and up.

Slab leaks are common enough here that they’re worth understanding before you’re facing one. Depending on the pipe’s condition and location, the options are usually a spot repair, a reroute above the slab, or a full repipe. We’ll show you the evidence and price all the realistic options rather than defaulting to the biggest job.

Why leaks are common in this area

Older housing stock across the San Gabriel Valley still runs original copper or galvanized supply lines. Add decades of hard water scaling the inside of those pipes, high static water pressure in parts of the valley, and soil movement, and pinhole leaks become a matter of when rather than if.

If your home still has galvanized supply, a leak is usually a symptom rather than the problem — see our pipe repair and repiping service.

What it costs

Leak detection is priced as its own job, separately from the repair, so you’re not committing to work before anyone knows what’s wrong. You get the location, the cause, and a written repair quote — and you’re free to take that anywhere.
